The experience to ensure planning permission

Divine Designs will help you decide on the most relevant type of planning application. We’ll walk you through the finer details and assist you through every stage of the process. We can even direct you to a private inspector if needed.

We operate on a set-fee basis, so our quote includes the cost of requesting planning permission. If permission is refused for any reason, the second application is free of charge.

Stage 1: Secure planning permission

Once we’ve finalised your designs, we’ll submit drawings for planning permission via the UK Government’s planning portal and share a record of the submission.

The planning portal allows us to present drawings to the council’s planning officer, whose responsibility it is to verify that the plans are correct and ensure the relevant parties have all the info they need.

As part of our service we will guide you through the process of notifying your neighbours, too. We’ll present them with your plans a week before they are submitted to the council and place a green notice on the two lamp posts nearest to your property. Once this notice is up, everyone with a possible stake in the development can be clear about your intentions.

The planning officer will then review your property in order to make a recommendation, the final stage in a planning application process should take between eight and 16 weeks.

Stage 2: Apply for building regulations

Once planning is approved, a structural engineer will be required to attend your property and sign-off on the project. As your trusted architectural consultant, we will take the responsibility of ensuring your plans meet with building regulations.

Once your development has the support of the structural engineer, we’ll apply for building regulations approval from the local authority building control team.

Six weeks later and you will have an approval with conditions. We’ll clear these conditions and submit our final payment.

The scene is then set, and we can begin turning your dreams into reality.
